The scheme is to be developed on lands at Ringwood between Blarney, the N20 and a planned new commuter railway station.

A planning application has been lodged for 192 homes in Cork’s Blarney that will form the first phase of a more than 2,500-unit development.

The scheme is to be developed on lands at Ringwood between the commuter town, the N20 and a planned new commuter railway station. If fully developed, it will see the delivery of a 40-acre town park along with community and retail facilities.

The application for the Forreston development has been lodged using the Large-scale Residential Development process introduced by the Government as a means of dealing with the housing supply problem.

The initial application is for a mixture of one to four-bed homes lodged on behalf of a partnership led by Clare Forrest and her family and is backed by Elkstone Capital Partners. The Forrest family have farmed in the area for more than 200 years.

The overall scheme, likely to proceed over a 10-year time span and in phases, may have a value of up to €1bn when complete. 

It includes lands at Stoneview on the other side of the N40. The assembled lands are one of seven strategic growth areas within Cork City identified for “compact consolidation and expansion”, according to the Cork City Development Plan.

As reported in the Irish Examiner last March, Cork-born former solicitor and venture capitalist Finbarr O’Leary of Rock Fleet Group and Elkstone Capital Partners paid €7m to Nama for 105 acres at the Stoneview site next to the Blarney Business Park. 

Combined, the Ringwood lands owned by the Forrest family, and Stoneview, come to 255 acres and the plans for more than 2,500 new homes on the combined site over the coming years makes it one of the largest planning applications to come before Cork City Council in recent times.
