Farm is next to the Curragh plains in Kildare, wih spectacular views over the county.

For sale jointly with Maynooth-based Coonan Property and Raymond Potterton of Navan, a 206-acre stud farm next to the Curragh plains in Kildare is to be sold at public auction on October 2 at the Keadeen Hotel in Newbridge, Co Kildare.

According to joint agent Will Coonan, this large holding at Rathbride is a rarity that will attract potential buyers from a number of different sectors:

“It offers superb facilities for any thriving or burgeoning stud farm businesses, sports horse enthusiasts or farming enterprises,” he says.

“It’s a truly unique and perfectly developed stud farm… in a perfect location just off the Curragh Plains, with stunning views over Co Kildare and beyond.”

The lands are of the highest quality, the agents say, and have been developed into a modern stud farm in tip-top condition, with recently reseeded pasture laid out in 19 stud-railed paddocks. The internal road system of 6m-wide gravel roads runs from the front to the rear of the farm. About 9.5 acres of the lands are under forestry.

Farm includes a house, barns, hay shed, and multi-purpose yard.

Access to the property is excellent, from a minor public road just off the R145, ensuring privacy and tranquillity.

“The lands rise gently and continuously from the entrance gates, resulting in the majority of the farm having an attractive southeasterly aspect and the most spectacular views that any part of Co Kildare can boast — over the Curragh Plains and towards the Dublin Mountains,” Mr Coonan says

The first main yard near the entrance houses two American barns, a six-bay L-shaped hay shed, two lunging rings, a horse walker, a loading bay and a staff car park. The first barn — built as a H block — had 38 loose boxes. A mare inspection room, store, staff canteen and toilet are in the central block.

There is another multipurpose yard, centrally located with a four-bay shed. There is also a house and the entire property is served by the farm’s own private well.

With a price guide in excess of €4.7m, this unique Kildare holding is a thoroughbred property to watch.
