THE owners of No 5 The Gates were in constant contact with the builders when their Lehenaghmore home was taking shape in the early noughties. They knew what they wanted and they weren’t afraid to ask, and as a result, their house has a lot more to shout about than others in the neighbourhood.

In a position to make comparisons is property co-ordinator Sarah Walsh who works for Property Partners, the auctioneers behind the recent sale of No 16 The Gates. It went for €752,000 (from a guide price of €710,000) and did not come with all the extras that No 5 has, Ms Walsh says.

The Gates is one of a significant number of Ruden Homes' developments built out over the last 20 years in Lehenaghmore and the area is better served now by public transport, with a regular bus service into Cork city centre.

Selling agent Matt Fallon of Property Partners says No 5 is in a quiet cul-de-sac and that the location is “close to Cork University Hospital, UCC and the city centre”.

VERDICT: Families looking to upgrade to a larger home will be to the fore of potential buyers. High spec, quality trade-up.
