Forty shades of ....house types?  Choices loom at Cork's Water Rock Manor

Think every new house looks the same?

That’s shouldn’t be the case at East Cork’s just launched Water Rock Manor, a phased scheme to total 400 builds over coming years, where backers say there will be no fewer than 40 different house types across the substantial scheme.

Now, ‘types’ might include tweaks and adjustments as well as more widely varied designs, but as the ultimate c €200m development by Ingram Homes gets launched this weekend, Saturday at 2pm, so intending buyers can check what’s on offer and what suits them and where.

First to be released are 29 houses, a mix of three and four-bed homes, a mix of three-bed end and mid-terraced ones from €435,000, through semi-ds at €465,000, four-bed semis at €495,000 and four-bed detacheds at €595,000, with builders BluePrint Construction on site.

Design is by Reddy Architecture + Urbanism: eventually, Water Rock Manor’s 400 units will  span just eight detacheds, 172 semi-detacheds, 180 terraced houses as well as 40 apartments, with part street-like and crescent layouts, a central large green and walkways, said a spokesperson.

It’s one of several new homes developments starting to flow in the thriving East Cork town on a commuter rail line, with Water Rock on the Cork side.

Special deals are promised on high-end ‘Stori’ kitchens with Cork kitchen designer Catriona Nash helping design individual layouts and there’s a show unit by Mac Interior Design.

Handling sales are local agent Miah McGrath of McCarthy &  McGrath, with Cork city-based Global Properties.

The Water Rock area has seen over €11m invested by public authorities in new road and connectivities for a sustainable development quarter in the wider area to accommdate 2,500 new homes over time.

VERDICT Going to be plenty to choose from with what’s said to be 40 house types.
