76-acre West Cork farm adding up well to the sum of its lots

A 76-acre farm in West Cork is drawing much attention – both for its individual lots and for its entirety. According to the selling agent, there are already some offers on the table.
The holding is in the townland of Dromerk, 5km north of Dunmanway and 26km west of Bandon. For sale with Clonakilty-based auctioneers Hodnett Forde Property Services, it is presented in four lots, easily divided by the ample public road frontage, as well as the entire holding.
Lot A consists of 26.25 acres of very good quality grazing and silage land, containing modern farm buildings.
Lot B is 39.92 acres of land, made up of 16 acres of mixed grazing and 23 acres of young forestry; information on the premiums and term of the forestry are available from the agents.
Lot C contains 7.5 acres of good-quality pasture.
Lot D comprises 2.5 acres of land with a traditional farmhouse thereon. The house is in habitable condition but would need some modernisation.
According to the selling agent Liam Hodnett, the farm has been well managed and maintained and has primarily a southerly aspect.
This is a part of West Cork where demand has been pushing farther and farther west, with the market appreciating more and more the good pasture ground that is to be found in this part of Munster.
“There’s a very good level of interest in this farm already,” said Mr Hodnett. “We’ve already received offers on two of the lots and we expect to run a bit stronger than that… with the natural divisions there, it’s ideally to being sold in lots.”
The offers so far put the value of the good quality grazing land in the region of €12,000/acre but the agents feel that its final value is likely to be closer to €14,000 per acre. The poorer land is guiding in the region of €10,000/acre.
